I just moved into a 3 level town house and in the master bathroom, there is a large tub on the third level that has a brown rusty, sometimes sandy looking sediment that comes out of the faucet. There is a separate shower next to it and 2 sinks and they have no problems. Also on the same level is another normal sized bathtub and have no problems with that one either. Is this due to the increased water flow or pressure with the tub and if so what can be done? Thank You.

Chance are, the tub has a galvanized fitting in the water outlet. Since you just moved in I'd suspect the place had been unused for a while and the pipe corroded. The problem should go away with regular use of the tub. If it doesn't, you should start tracking down the offending pipe.
